Panel Speakers:
Cross Moceri, Co-Chief Executive Officer of Presidium Group
Cross is a founder and principal of Presidium Group. Mr. Moceri began his real estate investment career by founding Centaurus Investments, LLC in 2002 (the predecessor company to Presidium), focusing on multifamily investments in the Southern United States. Mr. Moceri oversaw the formation of Presidium Property Management in 2006, the formation of Presidium Energy in 2011, and the acquisition of Presidium Asset Solutions in 2012. Mr. Moceri is primarily responsible for capital formation, acquisitions and portfolio development. Cross has supervised the acquisition of more than $350 million in asset value since 2002. He oversees all aspects of the acquisition process and is responsible for planning the strategic direction of the enterprise. Prior to co-founding Centaurus, Mr. Moceri practiced corporate law for six years with the firm of Milbank, Tweed in Los Angeles, working on a wide range of complex corporate matters, including mergers and acquisitions, real estate transactions, private equity placements and corporate restructurings. Cross graduated magna cum lade with a B.A. in Philosophy from the University of Notre Dame and holds a J.D from the University of Michigan Law School.

Shelly Rosales, Senior Vice President - Asset Management
Shelly joined Forestar in 2011 as Senior Vice President - Multifamily Asset Management. She brings more than 30 years of operation & asset management experience in the multifamily industry on both regional and national level. Prior to Forestar, Shelly worked for such organizations as JPI, Larry Peel and Westdale Asset Management. She has been involved in development of more than 20 assets totaling $500 million and overseen more than 10,000 units and 350 employees. Shelly attended Northwood University where she studied business management. She holds a Texas Real Estate License, a CAM and CAPS designation from the National Apartment Association and currently serves on the Board of Directors for the Austin Apartment Association.

Wendel Pardue, Senior Vice President at Wells Fargo Bank
Wendel Pardue is the Central Texas Market Manager for the Wells Fargo Commercial Real Estate Group. The Wells Fargo Commercial Real Estate Group focuses on commercial real estate construction, mini-perm and permanent loans in the $2,000,000 to $100,000,000+ range. Mr. Pardue has been with Wells Fargo since 2006. He currently oversees a $600,000,000 commercial real estate loan portfolio with primary responsibilities for the Austin, San Antonio and El Paso markets. Mr. Pardue has been active in the Texas commercial real estate market since the mid 1980's with various commercial banks and equity groups. He is a graduate of TCU (BBA) and the University of Texas at Austin (MBA). He is a current member of the UT Real Estate and Finance Center, ULI Austin and RECA.

CI 101 serves as your introduction to the CCIM Cash Flow Model. Learn to apply the CCIM Cash Flow Model to make your investment decisions based on wise investment fundamentals. Some of the concepts you will explore include IRR, NPV, Cap Rate, Capital Accumulation, and the Annual Growth Rate of Capital.

This class will also introduce you to two other important tools—the CCIM Strategic Analysis Model, the fundamentals behind the numbers, and the CCIM Decision-Making Model, a process for analyzing and making real estate decisions.

After completing this course, you will be able to:

Make better investment decisions by using the CCIM Cash Flow Model as a framework for real estate analysis.
Apply state-of-the-art real estate analysis tools to quantify investment return.
Measure the impact of federal taxation and financial leverage on the cash flow from acquisition, ownership and disposition phases of real estate investment.

You can't make intelligent real estate decisions without learning about the CCIM Strategic Analysis Model for investors, lenders, developers, brokers and other real estate professionals. Learn how financial analysis and market analysis are two separate, yet completely interrelated components of the strategic analysis process.

Work with four case studies covering each of the major property types: office, industrial, multi-family, and retail. Each case study will build around the CCIM Strategic Analysis Model, which contains four components: Market and Competitive Analysis, Political and Legal Analysis, Location and Site Analysis, and Financial Analysis.
